Free during beta · For CRE paralegals, attorneys and property managers
Estoppel certificates, collected on time.
EstoppelBot turns a rent roll into tenant estoppel requests, chases every tenant until they answer, checks their answers against the lease and the landlord’s books, and builds the closing binder. Your AI agents can handle the routine work, and your team approves what matters.
Tenants never need an account. They answer through a secure link.

How it works
From rent roll to closing binder
One place for every tenant, every answer and every deadline, instead of a spreadsheet and an inbox.
- Step 1
Import the rent roll
CSV or Excel, or a PDF that AI reads for you. Check each lease against the rent roll before anything goes out.
- Step 2
Send the requests
Each tenant gets a secure link, pre-filled from their lease. No account, no app, about two minutes to answer.
- Step 3
Reminders do the chasing
Reminders escalate as the due date nears. Tenants can ask questions right in the form, and you answer from one place.
- Step 4
Review the exceptions
Disputed terms are shown side by side with the lease. Approve, or correct the lease and reissue in one click.
- Step 5
Certificates and binder
Certificates quote every tenant exception word for word. When the deal closes, one click builds the closing binder.
Built for real deals
Everything the closing needs
PSA requirements, tracked
Know when you have hit the purchase agreement’s threshold: a share of GLA or rent, plus any named tenants. Portfolio deals are available on request.
Key dates from the PSA
AI finds the inspection, deposit, estoppel and closing deadlines and the clause behind each. Subscribe from your calendar.
The books check
Upload A/R aging reports and ledgers. EstoppelBot flags a tenant who says rent is current while the books show it past due.
Restricted deals
Roles for paralegals, attorneys and reviewers, and an ethical wall around a deal when only some of the team may see it.
Keep working through an outage
Keep a copy of every deal’s files in a folder on your own computer, so you can carry on by hand if the internet doesn’t.
Your data, always
Export a deal or the whole workspace in one ZIP: the data, your files and every certificate as a PDF.
A platform for AI agents
Your team, your AI agents, one workflow.
EstoppelBot is built to be used by AI agents as well as people. Connect Claude, ChatGPT or any MCP app. Your agent sees every deal, tenant and deadline, and knows what each one needs next.
Same permissions as the person
An agent acts for one member, with that member’s role and restricted deals. Every tool call is in the audit trail.
People approve what matters
Agents prepare. A person approves anything that emails a tenant or creates a legal record.
Clear next steps, not guesswork
Each deal reports its stage, its next steps and what is blocking it, so an agent follows your workflow.
Available now: agents read your deals and their next steps, set up projects and rent rolls, read A/R reports, and propose requests, reminders, approvals and certificates, each one waiting for your OK on the Approvals page.

Security
Built for legal records
Estoppels end up in closing binders and in court files. EstoppelBot treats them that way.
- Each workspace is isolated in the database, not just in the app.
- Two-step verification, and a workspace can require it.
- An audit trail of who did what: people, AI apps and tenants.
- Signed responses and issued certificates can never be edited.

FAQ
Questions, answered
Do tenants need an account?
No. Each tenant gets a secure link, sees the lease terms you sent, confirms or corrects each one, and signs. They can ask you a question from the same page.
What does it cost?
EstoppelBot is free during the beta. No credit card needed.
Which AI agents can connect?
Any app that supports the Model Context Protocol (MCP), including Claude and ChatGPT. A workspace admin turns access on. Each person connects with their own sign-in and gets exactly their own permissions.
Will an AI agent send emails to tenants or sign anything?
Not on its own. Anything that emails a tenant or creates a legal record (sending requests, approving a response, issuing a certificate, closing a deal) needs a person’s approval.
Is my data used to train AI?
No. AI runs under commercial terms that prohibit training on your data. A workspace can use its own AI provider account, or turn AI off.
Is a certificate legal advice?
No. Certificates are drafts for attorney review, and each one says so. EstoppelBot checks that a certificate states every confirmed term and quotes every tenant exception word for word.
